Step 1: You fill in a few basic details
Before we can conduct a background search, we need a few basic details about you, and the tenant you’re screening. This ensures we get the right person and give you the right information, while also providing security on both sides.
Our screening tool asks for the tenant’s:
- full name
- date of birth
- mobile number, and
- email address.
Once you have given these you must fill in a few of your own basic details. All we require is your:
- full name, and
- email address.
Step 2: Get tenants permission
Before performing the background check, we need to get your tenants approval.
Once you submit the form that asks for both you and your tenant’s basic details, we will contact your tenant via email and ask for their permission to follow-through with the search. Your tenant can then ‘Approve’ or ‘Reject’ our request by clicking on one of the options provided in the email.
Step 3: Sit back and let us work our magic
As soon as your tenant gives us the go-ahead and approves our email request, the Proper team will:
- Send you an email to notify you of the tenants approval and ensure you stay in the loop throughout the search process.
- Begin searching our databases to compile a report that will put you at ease.
Now you can sit back and wait for us to work our magic. Don’t stress, this shouldn’t take too long.
Step 4. Check your inbox again
After a little bit of waiting, you should refresh your inbox to find a new email from us. This email is a report containing the results of our search, including, but not limited to:
- Records from NZ Police
- Social media accounts
- Tenancy Tribunal disputes
- NZ media presence

Step 5 – Upgrade to a comprehensive credit check
For further proof that you are making the right decision, you can conduct a credit check on prospective tenants by purchasing an upgraded tenant check. If you do this, you will receive a comprehensive report detailing the credit history of the individual concerned.
